A country retreat lying on the banks of the river, a fairytale place in the northof Tuscany, in the Land of the Hundred Castles, La Lunigiana.

The farm is located just 5 minutes from the ancient village of Fivizzano in a totally secluded position in nature; it consists of two nearby structures, Podere di là dall'acqua and Podere Groppini, located on an agricultural area of 25 hectares of chestnut woods and crops. Ideal for lovers of nature and outdoor activities.

It is possible to move easily between the 2 farms on foot, through a naturalisitco path of 10/15 minutes, which winds through hazelnut groves, the river, the forest, or by car / bike with appropriate means.

The organic farm produces chestnut flour, honey, apples, vegetables, fruit, jams and marmalades.

2 farms that live in a history that has lasted for over 300 years have been restored with attention to detail, keeping intact the structure and with low-impact interventions: terracotta, chestnut wood, stone in sight wisely worked by hand.Optimization of consumption with renewable sources: from solar panels for hot water to wood boiler for heating and hot water on rainy days, to photovoltaic for energy. The attention to the environment and the choice of table products has led us to the certification with an ecological label by Legambiente Turismo as an eco-sustainable structure.

The 'environment is a family size both in space and in' reception, a place where you can feel at home away from home.

The Podere "Di là dall'acqua" dating back to 1700, is a beautiful farmhouse built entirely of stone, is accessible only by car appropriate (high ground/4x4/SUV).

With a spirit of adventure you will drive along the river, cross the woods and between amazement and fun you will arrive in a timeless place where nature dominates. Alternatively, you can park your car near the Roman bridge and walk along a short 500m path surrounded by nature.

3 bedrooms with private bathroom, furnished with grandmother's furniture, are located on the 1st floor of the farmhouse, can accommodate from 2 to 3 people. Baita and Chicchinooverlook the front, La Romantica overlooks the back with a small terrace and also independent access.

On the top floor with independent entrance, there is La Quiete , an apartment with 4 beds, ideal for families . It has a large sun terrace with views of Fivizzano, bedroom, bathroom, living room with kitchenette and loft.

Outdoors there are ample green spaces for relaxing and reading. On the large terrace under the wooden pergola you can enjoy excellent breakfasts.

At nightfall, accompanied by the sweet melody of the sounds of the woods and the slow flow of the river, you can taste the dishes of local cuisine cooked with fresh ingredients and genuine, however, is after dinner that creates a magical alchemy, when the lights are turned off and remains only the glow of candles and the starry sky.

New 2021 Hot tub spa: during the day a cool respite from the hot summer days and at night the magic of fire and the warmth of wood for hydromassage with chromotherapy under the stars.

Podere Groppini is located in a more accessible and less isolated position, on this side of the river. Directly connected by the municipal road just below the walls of Fivizzano.

Apartment Nocciolo up to 6 beds, with independent entrance on the 1st floor with 2 bedrooms, 1 twin/double room and 1 double room, large living room with kitchen, bathroom, Pergola with dining area and solarium.

Double room Castagna on the ground floor with independent access from the garden, small patio on the front equipped for relaxation, bathroom with large shower, breakfast nook and mini bar.

It is possible for families or couples of friends to rent an apartment plus room on the ground floor for a total of 6/8 beds and use the restaurant at the farm of Là dall' Acqua.

Restaurant, located on the ground floor of the Podere di là dall'acqua, inside stone hall and open room under the wooden pergola, is open for guests of the farm and anyone wishing to taste genuine and organic dishes with local products, in the summer calendar of events ranging from storytelling at the time of 'aperitif, evenings of theater and concerts at sunset, evenings you show cooking with testaroli, panigacci, chestnut flour and cheese and local wines.

On hot summer days guests can find refreshment along the stream, within the 26 hectares of the property, you can walk admiring the nature that changes colors sounds and scents with each season, sometimes you can make casual encounters with squirrels and deer.

Possibility to rent pedal-assisted bicycles for half a day, full day or more days - in the e-bike center at Podere Groppini.

The happy position of the farmhouse offers a wide range of outdoor activities. Fivizzano can bereached with a pleasant walk, is located in the heart of Lunigiana, within the Tuscan-Emilian Apennines National Park, UNESCO MAB (Man and the Biosphere) reserve and the Apuan Alps Park. Trekking trails start directly from the farms and lead through the woods to the bozzi delleFate, the Romanesquechurch of Pognana, the mill of Arlia, or the village of Verrucola and on top of Tergagliana. In autumn it is possible to pick chestnuts in the Chestnut Garden of the farmhouse.

For bike lovers. E-bike center at 500 mt MTB with assisted pedaling, ideal for anyone who wants to overcome the territory slowly facing the differences in height in an easy way, are available for half a day, full day or more days, with or without a guide.

Storytelling evenings In the summer period we organize themed evenings with dinner, music,storytelling and show cooking with local products.

Wellness For those who are looking for relaxation and wellness after a day of excursions we offer an evening of bubbles under the stars in the Spa corner outdoors for a hot bath in the wooden tub with Jacuzzi and chromotherapy.

A few kilometers away there are medieval villages, the caves of Equi Terme, the Cerreto Pass and in just 40 minutes you can reach the Cinque Terre, Lerici , Portovenere; less than an hour there are Pisa, Lucca (90 km) and Florence (160 km).
