THE ESTATE AND THE PROPERTY
The estate consists of an older part, expertly restored, and modern cottages that fit perfectly into the green setting that surrounds the entire property.
THE RESTAURANT.
The original 15th-century farmhouse, built around the ancient medieval tower, houses the reception and restaurant, with its beautiful and spacious rooms equipped with a front porch. The restaurant rooms, both served by independent, full kitchens, are ideal for wedding banquets and receptions. Where once the daily steps of rural life took place, they now offer a skillful work of tourist reception and restaurant business.
THE ROOMS.
Rooms equipped with every comfort and furnished in traditional style await you in the farmhouse. Among them, a special atmosphere, very characteristic and romantic, can be felt in the rooms obtained in the ancient Colombaia Tower. You will be able to stay in an ancient rural dwelling that belonged to noble families from Spoleto who lived for centuries in the Umbrian countryside.
THE VILLAS.
On the slopes of the hill are lovely, modern, newly built detached cottages, pleasantly nestled and immersed in the relaxing panorama of the Umbrian valley. The cottages house spacious and bright rooms furnished in a simple and modern style, enjoying a quiet, spacious and comfortable environment. Equipped with the most modern hotel standards, they are the ideal solution for a vacation in Umbria, as well as an excellent choice for a stay in the green with all the amenities.

In the vicinity of the new cottages, in addition to the large parking lot, there is a swimming pool, hobby room, bicycle shelter, the beginning of the trekking routes and a large tool shed, open to every need of our guests.

PANORAMIC SALTWATER SWIMMING POOL
The pool is surrounded by a large solarium equipped with numerous sunbeds and umbrellas that will await you for a well-deserved moment of true relaxation. Thanks to the pool with an infinity waterfall, your gaze will be lost in the green sea of the Umbrian Apennine landscape. In the evening, thanks to the unique multicolored LEDs, the pool water will surprise you with ever new shades and tones of relaxing and pleasant colors.
WALKS
For outdoor enthusiasts, with its approximately 35 hectares of woods and fields, Valle Rosa is an excellent choice. It is possible to take wonderful walks on the paths within the estate or venture further afield. You can also walk to Spoleto by skirting the Tessino stream and then continue on the many Monteluco and Giro dei Condotti hiking trails. In addition to the pleasure of walking in nature, one can discover remains of ancient houses and medieval towers within the estate.
BIKES RECREATION.
mountain-biking you absolutely must tackle the wonderful route of the former Spoleto-Norcia railway with its breathtaking views and its characteristic bridges and tunnels; for those who prefer city biking, the ideal is to reach the Terminal le Mattonelle in Spoleto to undertake one of the longest bike paths in Europe: the Spoleto-Assisi taking advantage of visiting the beautiful villages of Campello sul Clitunno, Trevi, Montefalco, Bevagna etc.The ample space at our disposal allows us to offer a convenient shelter for bicycles with an adjoining small equipped workshop.
